Adopted initially land in the replotting Hondón (13/01/2012)

The Local Government has given the green light to the project's initial approval of the Partial Plan reparcelación Hondón Sector.

As explained by the Town Planning, Joaquín Segado, the object of this step is the assignment to the current owners of future building plots, according to the number of square meters and the degree of participation of each one of them.

Partial Hondón Sector Plan is considered one of the new expansion of the city, next to CC1 will prolong the current urban area to the north.

The Hondón will, where appropriate, the expansion of existing city limits to the east, on the shaft extension of the Paseo de Alfonso XIII, to the vicinity of half a league.

Have an area of about one million square meters, mostly from the former grounds of the factory and Derivatives Potasas Ercros group.

Of all the surface, 192,000 meters will be used for building plots, which will house a buildable volume of about 600,000 meters.

Of these, 490,000 will go to free housing and 54,000, to housing.

In total could build about 5,500 homes.

The remaining 55,000 meters of floor area will be used for commercial use.

The remaining land will be used for the following uses:

- The local system: 218,000 square meters for roads; 160,000 for public facilities, and 64,000 for green areas.

- The general system: 95,000 square feet of open space, 81,000, for equipment; 105,000 for roads, and 10,000 for railway use.

The principal landowners are PODECASA (society composed by 70 percent by the city and 30 percent by the Autonomous Community) which is almost 50 percent and Solvi Developement (real estate company of Banco de Sabadell) , which is also the developer entity and Reyal Urbis.

These two companies Ercros bought the other 50 percent of the land.

They are also owners, although a much smaller amount, a particular and ADIF holder of a rail corridor.

With the proposed land subdivision, to be assigned PODECASA 50 percent of the buildable floor area on parcels further east, towards the area of half a league.

The City shall also obtain 10 percent of the use and transfer half of all facilities, roads and green areas.

As pointed out Segado Joaquin, is a further step in this long process that will transform a former industrial area into a modern city district.

Before the developer entity, Solvi developement, will face the decontamination of soil from land it occupied Potasas and Derivatives.
