The results of this study indicate that in the city of Cartagena the average price demanded by owners for their homes in 2014 was € 155,000 (€ 1,260 per m2) while a year later, in May of this year, the average price It stood at € 148,000 (€ 1150 per m2).

This represents an approximate 10% reduction in the estimate that make owners the value of their homes.

This reduction has not had the same intensity in all districts and councils of Cartagena, even in some of them there has been a price increase.

"It has been observed that in some areas and Canteras price has increased by 5% probably because users prefer these areas where homes are duplexes or houses," said Fernando Lopez.

The study also analyzes the factors that determine the price of housing, the results show as proximity to a park or green area of ​​the city increases its value, while the proximity to noisy areas as communication hubs and commercial zones decreases in value .

Fernando Lopez says they would like to pursue this research and study the price of housing in terms of other variables such as age or proximity to certain services.

Quispe has analyzed the prices of more than 2,000 homes in the municipality of Cartagena, published in the real estate portal idealistic between May 2014 and May 2015. The analysis of this information has allowed us to analyze the change in expectations that house prices requesting owners.
